Sensible investment in good quality residential property provides prospects for excellent long term returns with little risk to capital. Whilst prices may fluctuate in the short term, demand is greater than supply.
In February 2010, we acquired a freehold house in the old part of Chelsea. The house measured 2,700 square feet. Using permitted development regulations and planning applications we successfully achieved permission to add approximately 2,000 additional square feet of accommodation. This significantly enhanced the value of the investment. Whilst retaining the external walls, the house has been completely rebuilt to create accommodation that meets the highest standards and which is now one of the finest houses in Chelsea.
Through our knowledge of the planning system we were confident that the original house could be enlarged without the need for planning permission. This “de-risked” the initial investment. The development was completed in October 2011- an eighteen month development cycle from completion of purchase to practical completion of a brand new house. The project was delivered on time and within the initial budget .
The sale of the house was completed in March 2012 and generated an attractive return for investors.
